Project Overview
- Client: RE/MAX Totaal Makelaars (Rotterdam, Netherlands)
- Objective: Design 6 unique, cohesive vector skyline illustrations of Rotterdam’s iconic landmarks to be produced as custom glass manifestations (privacy vinyl films) for the office redesign.
- Scope: 6 custom-tailored illustrations fitting window dimensions of approximately 250 x 110 cm each.
- Style: Minimalist, clean line-art architecture / vector cityscape.
The Request: Bringing Rotterdam’s Architecture Indoors

The collaboration began when Remko from RE/MAX reached out with a specific vision for their Rotterdam office redesign. Having seen my previous architectural line-art illustration of New York City, the client wanted to replicate that exact aesthetic but tailormade for their local market.
The goal was to transform 6 large office windows (approx. 250 x 110 cm each) into pieces of corporate art featuring instantly recognizable Rotterdam buildings, bridges, and local elements. The final illustrations were to be printed on frosted window films to balance privacy with a modern, open-office feel.
The Creative Process: Precision from the First Draft

When creating custom office window graphics, the challenge lies in balancing artistic expression with technical constraints (such as scale, glass dimensions, and visibility).
- The Proof of Concept: I started by creating a single test illustration of the Rotterdam skyline to ensure the line weight, object density, and architectural style perfectly aligned with the client’s expectations.
- Expanding to 6 Unique Windows: Once the initial concept was approved, I developed 6 distinct compositions. Each window highlights different iconic elements—ranging from the famous Cube Houses (Kubuswoningen), the Erasmus Bridge (Erasmusbrug), and the Rotterdam Centraal Station, to the Euromast and the historic White House (Witte Huis).
- Seamless Iterations: Working closely with the RE/MAX team, we ran a few quick rounds of fine-tuning to ensure the graphics matched the office layout flawlessly.
The Final Result: From Vector to Reality
The client successfully printed and installed the vector line-art graphics onto their office windows at Goudsesingel 113. The result is a stunning, sophisticated workplace environment that subtly incorporates the RE/MAX branding (including their iconic hot air balloon) alongside the rich architectural heritage of Rotterdam.

These custom minimalist cityscapes don’t just provide privacy for meeting rooms and workstations; they serve as a powerful branding tool that connects the corporate office directly to the city it operates in.

“Perfect translation of our wishes into the final design. Looking forward to implementing the design! Ivan is very responsive and with the first design he was already almost spot on. Just a couple of tweaks later the design was better than just great!„
